Drip. Drip. Drip. A sound that will bring shivers to the spine of any commercial building owner. You’re sure it’s not coming from a leaky faucet, which means…GASP! The dreaded reality: you might have a leaky roof.
If that doesn’t strike fear into your heart, it should. A leak in your commercial building’s roof can impact your staff, customers, inventory, and business hours. And if left unrepaired, cracks or leaks can cause catastrophic damage in the following ways:
- Mold and Mildew Growth: If water leaks and pools long enough, it can sprout mold and mildew, which can present a health hazard to your building’s occupants. And depending on the location, it could get into your HVAC system and spread throughout your business.
- Wasted Energy: A roof leak can also damage your insulation. This could increase energy bills to maintain your building’s temperature comfortably.
- Ceiling and Wall Damage: Water damage can cause more than just mold and mildew in your ceilings and walls. It can also cause your paint to bubble and peel, damaging drywall and your building’s structural integrity. Over time, your ceiling could sag and fall, or a wall could collapse.
- Electrical Shorts: If water can get into your walls from a leaky roof, it can damage your building’s electrical wiring. Wet wires and electrical panels can potentially short and throw sparks, which could cause a fire in your building.
While all these potential issues stemming from a leaky commercial roof can be terrifying, you don’t have anything to fear if you act fast. What’s the solution?
Commercial Roof Maintenance Program
The easiest way to avoid scary issues from a leaky commercial roof is to enroll in a commercial roof maintenance program! We created this program to help give our clients the peace of mind that their roof is protected. When handling cracks, leaks, and other roofing issues, our team understands how to work with manufacturers’ warranties. We do all we can to ensure warranties can cover repairs where applicable.
Our maintenance program will help identify problems as early as possible before they become truly terrifying issues. This approach will also help organize your approach to managing your roof as an asset, allowing for preparation for long-term expenditures.
When our team conducts routine maintenance per our program, we’ll do a complete inspection of your roof. This includes inspecting and cleaning all drains, flashings, and seams, re-securing any loose flashings, and resealing cracked or missing caulk joints. A final Field Report with photos will be provided to the client once the maintenance is complete.
